MACON REAL ESTATE
Your Job Has a Start Date. Your Move Needs a Plan.
A new position or corporate transfer can give you a definite date to report for work. Organizing the housing side takes a separate plan.
If you are relocating for work in Macon, GA, you may be buying a home, selling your current property, arranging financing and coordinating a move at the same time. If a job is taking you away from Middle Georgia, preparing your home for sale becomes part of that transition.
Your first day at work, your home closing, the day you receive the keys and the arrival of your belongings may fall on different dates. Understanding how those dates connect helps you identify what needs to happen before making commitments.
Joanna “JoJo” Jones can help you organize the Macon and Middle Georgia real estate portion of your move around your housing needs, priorities and transaction deadlines.
CORPORATE RELOCATION • MACON & MIDDLE GEORGIA
One Move. Several Important Dates.
Work start date. Home sale. Home purchase. Possession. Moving day.
A successful plan accounts for each date separately, then considers how one affects the next.
The starting point: Confirm your employer’s relocation requirements, review your financing and identify where you will live if the dates do not line up.
Before You Sign, Check Your Employer’s Policy
If your employer provides relocation assistance, contact human resources or your assigned relocation consultant before selecting an agent, signing a listing or buyer representation agreement, or committing to relocation expenses.
Ask whether your program requires approved providers, advance authorization, special home sale procedures or specific documentation. Confirm benefit limits, reimbursement deadlines and any temporary housing or storage assistance.

If you would like to work with JoJo, ask your relocation representative whether her participation can be approved under your program. If you are managing the move independently, you can discuss representation directly with her.
Your Home Buying and Selling Roadmap
There is no single schedule that fits every corporate move. Use the milestones below to organize your decisions. Some steps happen together, and JoJo’s involvement assumes appropriate representation arrangements and any required employer approval.
01 • ESTABLISH YOUR DATES
Know Which Dates Are Firm
Your planning task: Confirm your work start date, required arrival date, preferred moving window and any employer benefit deadlines. Identify where you have flexibility.
How JoJo helps: Discuss how your schedule affects a local purchase or sale and identify the real estate decisions that need early attention.
02 • REVIEW YOUR FINANCING
Understand Your Buying Position
Your planning task: Speak with your lender about your new employment, available funds, existing housing payments and whether your purchase depends on selling another home.
How JoJo helps: Focus the property search on your lender-reviewed budget and discuss how financing and home sale dependencies affect an offer.
03 • CHOOSE YOUR HOUSING SEQUENCE
Decide What Needs to Happen First
Your planning task: Compare selling before buying, buying first if financially feasible, or using temporary accommodation. Confirm the costs and any employer coverage.
How JoJo helps: Explain the real estate timing involved in your options and identify where a gap between transactions may require a backup housing plan.
04 • PREPARE YOUR HOME FOR SALE
Build a Plan for the Property You Are Leaving
Your planning task: Address preparation priorities, disclosures, photography, showing access and relocation-program instructions. Arrange property care if you move before the sale closes.
How JoJo helps: For a Macon or Middle Georgia sale, assess comparable properties and current competition, recommend preparation priorities and develop a pricing and marketing strategy.
05 • ORGANIZE YOUR HOME SEARCH
Make Your Time in Macon Count
Your planning task: Identify your property requirements, workplace address, expected commute and availability for visits. Obtain any required approval before booking a home finding trip.
How JoJo helps: Narrow the search, coordinate available showings and help compare homes against your stated needs.
06 • NEGOTIATE THE CONTRACT
Connect the Dates With the Terms
Your planning task: Consider closing and possession dates, contingencies, deposits and required relocation approvals. Identify dependencies between your sale and purchase.
How JoJo helps: Explain real estate terms, help negotiate the contract and coordinate transaction communications with the other professionals involved.
07 • TRACK THE DEADLINES
Keep the Transaction Moving
Your planning task: Complete inspections within the applicable deadlines, respond to lender requests and arrange insurance. Stay available for decisions as you prepare for your new role.
How JoJo helps: Help coordinate property access, communicate inspection-related requests and monitor the real estate transaction calendar.
08 • PREPARE FOR POSSESSION
Know When You Can Move In
Your planning task: Confirm funds, signing arrangements, the final walkthrough, utility changes and the agreed possession date. Verify moving and delivery arrangements separately.
How JoJo helps: Coordinate the walkthrough and real estate communications so your moving plans reflect the contract’s possession arrangements.
Buying Before Your New Job Begins?
Speak with your lender before planning a closing around future employment income. An offer letter does not automatically establish mortgage eligibility.
Some loan programs permit qualifying income from a future job under specific conditions. Your lender must review the employment documentation, start date, available funds and other requirements that apply to your loan.
Also explain whether your down payment depends on another home sale. Your financing plan should account for when those funds will actually be available.
What If Work Begins Before Your Home Is Ready?
You might begin work while staying in temporary accommodation, close on a home afterward and receive furniture once possession is available. That is one possible sequence, not a required order.
If your employer offers relocation benefits, confirm whether accommodation, storage or overlapping housing costs are covered. Ask about spending limits, expiration dates and approval requirements before booking.
Prepare your alternative early. Identify where you could stay, how your belongings could be stored and whom to contact if a transaction date changes.
Allow Time for Closing Preparation
An accepted offer is an important milestone. Inspections, appraisal, underwriting, insurance and closing preparation may still need to be completed.
For most mortgages, buyers must receive the Closing Disclosure at least three business days before closing. Review it promptly and direct questions about loan terms and costs to your lender.
If work or travel will keep you away, discuss signing arrangements with your lender and closing professional early. Confirm possession before scheduling a move into the property.
